The Client brief called for a building to contribute to the varied mixed-use nature of the Double Bay Centre through an offering of retail, commercial office tenancies, and serviced apartments. In response to this brief, the building has been designed with open floorplates accessed via a central core to maximise fitout flexibility, daylight access, and outlook. A high quality and articulated facade creates a unique building identity from both the New South Head Road and Kiaora Lane streetscapes. Further, the punctuated and masonry facade design balances access to natural daylight against thermal performance. The architectural design proposal sets a framework to establish high quality retail, workplace, and boutique accommodation environments. This framework creates a comfortable and enjoyable work/ live offering whilst ensuring long term commercial viability of the building. The floors have excellent daylight penetration through large facade glazing along with the opportunity for cross floor ventilation through the office floors. External terraces on Level 01, Level 02, and Roof provide heightened occupant amenity, as well as generous end-of-trip facilities to encourage an active and green transport plan.
