SRH Architecture / MHNDU’s proposal for 88 Church Street draws from the natural opportunities provided through the site's “gateway” location and Council and other developer objectives for the precinct in the near future. The proposal integrates a new development with the existing street and laneway patterns and makes significant attempts to develop the desired future character of the precinct. The development contains 400 dwellings + retail with a highly efficient design delivering a GFA efficiency of 88% for the project overall and up to 80% in the tower. 290 of the 400 apartments are located in the tower, including the larger 3-bed and 2-bath apartments, maximising investment return when accessing higher-level views. In addition, the creation of the Urban Park sets the podium back from the main traffic intersection, significantly enhancing the amenity and hence the apartments located at low level.
