The tenant brief called for a building of a minimum 1,400 sqm total net lettable area with a minimum of 380 sqm NLA floorplates. The building must also meet the Property Council of Australia’s A-grade commercial standards. In response to this brief, the building has been designed with open floor plates with a central core to maximise fit-out flexibility, daylight access and outlook. A high-quality facade design balances access to natural daylight against thermal performance. Minimum sustainable initiatives being 5 Star Green Star Design & 5 Star NATHERS Energy rating. The architectural design proposal sets a framework for the building to establish a high-quality workplace environment through key design principles. This framework creates a comfortable and enjoyable workplace whilst ensuring the long-term commercial viability of the building. The floors have excellent daylight penetration via a large facade and unencumbered curtain wall glazing, high levels of air quality through an active mechanical ventilation system, inter-floor connectivity between the upper two levels through an atrium stair, external terraces on Level 4 for occupant amenity, as well as generous end-of-trip facilities to encourage an active and green transport plan.
